Just when you think the migration out of New York City might slow down… here comes another wave.
Zohran Mamdani is pushing a new “pied-à-terre” tax—a surcharge on luxury second homes that aren’t primary residences—promising it will raise big dollars for government programs.
But here’s the part he just doesn’t get…
When you make it more expensive to own property —especially for people who don’t have to be there—they don’t just write bigger checks.
They leave.
And when they leave… they look for places that feel a little more welcoming. And what state is more welcoming than Florida??
We’ve seen this pattern before. Policies tighten up north… and Florida watches the moving trucks heading south on I95.
Mamdani is betting he can squeeze a little more out of part-time residents.
He’s going to lose that bet, betcha!
As for my fellow neighbors here in Florida. If you are thinking of selling – it might be a good time to do so. A bunch of New Yorkers are heading this way!

Maybe that’s why they call him “Mamdummy”?
